$600,000 DILEMMA

The Great $600,000 Dilemma

There’s a blind spot in the Denver housing market.  And if you’ve been looking for a new home in the $600-800k range, you know exactly what I mean.

On one hand, topping out around $600,000, you have high-end tract homes.  (Which often translate into too few choices and too many compromises.)  And on the other hand, you have true, one-of-a-kind custom homes.  (Requirements:  an endless supply of money, time and Tylenol.)

So here you are, looking for a solution that falls somewhere in between, and it’s like nobody’s listening to you.

Nobody, perhaps, except for David Gertz.  He’s the founder of Sunshine “Tailor Made” homes that are designed specifically to fill this upscale market niche.

“We call our homes ‘Tailor Made’,” says David, “because they combine the personalized luxury of a custom home buying experience with a set of simple guidelines created to make the entire process more comfortable and cost-efficient.”

It’s only natural that David Gertz would bring a custom perspective to this new market niche.  Tailor Made homes have won awards from “Best House of the Year” to “Most Energy Efficient.”  Gertz was named the Built Green Builder of the Year in 2001.

Sunshine begins with carefully selected land and a well designed community plan.  Homesites are generous, usually five acres.  Once you’ve picked your homesite, you then have a wide range of home plans to choose from, designed by a distinguished group of architects.  These are elegant, timeless designs chosen not only for their beauty and functionality, but for their appropriateness to the landscape.

“We devote a lot of attention to the way a home fits the land,” says David.  “And the way a collection of homes creates a neighborhood.  It’s not an arbitrary process. It’s a one-at-a-time labor of love.”

Thoughtful choice and customer service are central to the Sunshine “Tailor Made”: philosophy.  Customers are given unusual flexibility in their choice of exterior finishes.  And Sunshine’s interior design packages tend to start where most production builders top.  “The result,” says David, “is very close to a custom look and feel.”

Distinctive homes.  Beautiful communities.  Wide-ranging choice.  And personal service.  It would appear that Sunshine “Tailor Made” has come up with the perfect solution to the great $600,000 dilemma.

GROWING UP IN DENVER

Growing Up in Denver

Additional population increase and custom homes in Colorado “towns” all add to our growth spurt in the Denver area. And the Denver area isn’t the only one growing…As residents in these areas, we, as individuals, are growing up. Our knowledge, our patience, and our acceptance are increasing as we gain an understanding of the rationale behind the growth that is so prevalent.

Owning a piece of land gives a level of comfort, security, and prestige. Yet, at the same time, there is a level of unease as we see things growing and changing.  We have the opportunity to choose to embrace the change and become more accepting of the fact that others, just like us, are moving to our neighborhoods. And, as our understanding of the growth increases, we see that our new neighbors are seeking the same things that we are: peace, security, and space to enjoy. Characteristic of the openness and friendliness of the people of Denver and the surrounding area, new neighbors are invited to share in the abundance that our city, community, and geography offer. When we embrace our land and its people, we are embracing those who make Denver what it is. For Denver wouldn’t be what it is without the people. For it is us as people who are opening each other’s minds, opening each other’s hearts and asking to be accepted for who we are…Americans and Denverites.

The Home Builders Association (HBA) of Denver is proud to meet the demand of our homebuyers while exceeding their expectations and providing quality homes and communities. The education provided by the HBA to consumers, builders, and realtors is assisting us with this objective. The National Association of Home Builders’ model has stated that the Denver Metro Area homebuilding industry is a key component to the Denver economy. The one-year economic impact in 2003 by the Homebuilding industry for the Denver area was in excess of $3.5 billion. Further, the additional annual recurring economic benefit from home building totaled $658 million. The homebuilders credit this financial contribution to the local economy to the demand of the homebuyers - people like you and me who want to share in the American Dream of owning their own home.  Homebuilders do their part to facilitate higher living standards and newer and safer places to live and work. When we were kids we played “grown up”. Now, it’s time to accept and embrace the fact that we are – growing up – as a Denver populace, and more importantly as individuals.

BLAZING NEW TRAILS

Blazing New Trails with the Homebuilders of Metro Denver

Blazing new trails can be stimulating and somewhat risky.  It can challenge us to better our services, improve our products, educate our team members, or deliberately place ourselves at the forefront of our trade for an industry ranking. It can add excitement and knowledge by aligning ourselves with those who are at comparable levels or working their way towards it. Aligning ourselves with others of like mind takes some dedication, identification of the ways and means of doing so, application through forms, and follow through.

The more we continue to educate ourselves, our consumers and our teams - the more we can bring to the industry and raise the standards of the industry. Consumers are clamoring for higher standards, more education and greater service. Our active participation provides an avenue for us to meet that demand and add to the value we provide to our consumers. Involvement in one of the above opportunities provides enjoyment and education to your team while forming new relationships. And, as you blaze your new trail, we invite you to ask questions, seek out those who have blazed a similar trail before you, and leave your imprint in one of those areas above that beckon to you.

GOT WATER?

Got Water?

Much has been written about the lack of water in communities. Many have hesitated on choosing to move forward with plans to buy or build a dream home due to water deficiencies. In a proactive free-style, Tailor Made ® by Sunshine dives into the homebuyers’ “well” thought-out questions. Tailor Made ® by Sunshine has two developments that have been decisively “well” planned regarding water issues. Homebuyers don’t have to tread lightly on the water issues in The Sky Rim community - located near E-470 and Smoky Hill Road. The Sky Rim community offers homebuyers an abundance of water. The adjacent, future development at Eagleview (another Tailor Made ® by Sunshine development) has also been “well” planned.

Main Points regarding the well in The Sky Rim Community:

1. The Sky Rim Community well is 1800 ft. deep. The well enters a lower aquifer that is not dependent on surface water for recharging. Most homes in other areas are on wells that enter into upper aquifers that are dependent on the surface water for recharging. The water level has remained stable for at least 4 years and is monitored monthly by an outside, retained contractor.

2. Other developments on the same amount of acreage normally accommodate 1,000 homes. The Sky Rim Community has enough water to accommodate this vast number thus the water surplus is more than adequate to support the community’s low density of 79 homes.

3. Sky Rim Community maintains a high regard for water conservation and encourages proper usage of water. With each homeowner owning a 5-Acre estate, homeowners are permitted to plant only 3500 ft. of sod on their property.

4. Eagleview, Sky Rim’s neighboring community and another Tailor Made ® by Sunshine development, will drill its own well to service the Eagleview community. Should plans progress for the approved golf course, that too will have a separate well.

Tailor Made ® by Sunshine has long been respected as a forward thinking and visionary company that has weathered many storms and won many awards these past 28 years in the home building business. Its successive communities are merely product samplings of its highly evolved administration and values. With the educative, progressive free-style of Tailor Made® Systems, the company’s advanced developments, and the managerial techniques, Tailor Made® by Sunshine assists both buyers and builders so that all can sail toward their dreams. The excess thousands of dollars the company invested a few years ago was “well” worth it ‘cause the communities Got Water!

IF WE BUILD IT THEY WILL STAY

If We Build It They Will Stay

New Denverites have discovered what we already know . . . that Denver offers an appealing lifestyle of professional ambiance coupled with outdoor activities and the most consistent sunny days envied by many cities.  Denver’s growth is displayed in more areas than merely population.  The Denver Home Builders Association (HBA) has risen to the challenge of meeting the housing demand – And Denver is growing Smart.

The Denver HBA is proud of the progressive direction its members have taken in giving back to the community.  We are pleased that our Built Green program has been adopted nationally. The program is a holistic approach to building homes that are more than just energy efficient – the homes are built with renewable resources.  Our Home Builders Foundation and our HomeAid programs work with people who are in need to make their homes more accessible and to build homes for people who are temporarily homeless.

We have all heard that old adage that change is constant.  Yes, there is change in Denver.  Yes, raw land is being developed into housing communities.  And yes, the change has resulted in better master planned communities. No longer are houses built in one area and jobs in another.  Communities that have appeared on the horizon have created shopping, employment, and recreation centers in one centralized location. These new communities add peace of mind to the occupants, as the residents no longer clog the highways, create air pollution, or waste resources.  Unique architectural designs have enhanced the buildings and the focus is in creating diverse communities with personalities and character that mirror the residents that chose to live there. An area with houses is transformed into a community that displays an outward expression of who we are.  This allows homeowners seeking a particular lifestyle to live, work, and play in communities that enhance their lifestyle with horse property, while making their lives more convenient.  Whether it’s infill in the urban areas or well-designed communities on the outskirts with acreage for sale, bringing the amenities and employment centers together is what Smart Growth is all about.

With Smart Growth, builders have learned that building their homes in master-planned developments is not just good for the environment and community, it’s good for you.  Your children will have a community to grow up in, and you will have the opportunity to experience your own vision. It’s the vision that was master-planned with you in mind ~ offering you all the new ideas, technology, amenities, and the vision of Smart Growth. If we build it, you and your children will want to stay.

The HBA is proud to be included in the Distinctive Homes publication for the Denver Business Journal. We look forward to following its successive path in upcoming years.

Best regards,

David L. Gertz
